6 Easy Fall Maintenance Tips

Fall is the perfect time to think about getting your home ready for the colder season. This is also the time to give you more opportunity for accomplishing the things that can help you save money and protecting your biggest investment- that is you HOME!

To do Tip #1: Windows and Doors-Seal up Cracks and Gaps

-Inspect and make sure that there are no cracks, leaks or air coming through the window sills or door frames. This would definitely help you lowering your energy costs substantially. You can also caulk if needed. I found an article that could best help us on this process at A Homeowner’s Guide to Caulk.

To do Tip #2: Heating and Air conditioningCleaning

– Cleaning your air conditioner and heater units cleaned twice a year- spring and fall- will definitely help your unit expand their life. Most importantly, it will help you and your family stay healthy.

To do Tip #3: FireplaceChange Furnace Filters

– It is a must to always add Fireplace to the checklist, make sure it is in good working condition before it gets too cold and to be sure it is functioning well in the winter.

To do Tip #4: Water Heater-Cleaning by Draining

-You can simply allow all the water in the tank to come out and this will probably help you get rid of any residue that is in the water heater due to sediment and prevent it from building up during the winter time.

To do Tip #5: Gutters-Unclog

– Always make sure your gutters are clear of leaves, sticks, twigs, bird nests and debris. This is very easy job that can be very beneficial.

To do Tip #6: Roof-Inspection

– Always check your roof for minor damages like missing, broken, cracked, or curling shingles. Take a look from the ground to see if there are any missing shingles or if there are holes. For minor repairs, you can most likely take care of it, but if it’s something extension, then I suggest hiring a professional. You can check our preferred vendor list.

Homeowners can probably use all of the advice they can get but you can always guide and coach them on how to properly care for their investment.

Photo shoot Checklist

This is a very exciting time for you and undoubtedly you are curious about what to expect during your homes photo shoot. To ensure that you get the most out of our photo shoot here is a list of simple staging tips to complete prior to our photography team showing up. Please keep in mind that our photographers are not able to move items or clean anything due to insurance limitations.

1. Ensure all light bulbs are working

2. Turn on all interior and exterior lights. This includes fireplaces, pool lights, under cabinet lights, and landscape lights.

3. Turn OFF all ceiling fans

4. Remove EVERYTHING from all counter tops and table tops. This includes remotes, small kitchen appliances and bathroom toiletries.

5. Remove ALL floor rugs, including welcome mats and bathroom rugs

6. Remove everything from bathroom tub and shower areas

7. Please have any pets crated or in their kennels

8. Remove yard signs such as security systems signage and school signs

9.Put away all garden hoses, remove trash bins, recycle cans and any other misc items that are not a part of the exterior.

10. Arrange patio furniture how you would like it photographed. If you have patio umbrellas please open them

11. Remove leaves from concrete areas. Including front walk, driveway and patio areas

12.Clean pool and remove any toys

Trash Drop-Off Day at Collin County

Trash Drop-Off Day at Collin County, according to Collin County has contracted with the North Texas Municipal Water District’s landfill in Melissa to conduct free once-a-month clean-up days for Collin County residents to dispose their trash. Besides eligible trash (see below) the clean-up days offer recycling services for plastics, paper, aluminum, and glass. Tires will also be accepted.

These free trash days are held at one central location conveniently positioned just inside the landfill entrance located at 3820 State Highway 121 N in Melissa. They are on the first Saturday of the month (holidays excepted) from 8 am until 2 pm. During these one-day events Collin County will pick up the disposal cost for residents’ trash, but proof of residency, such as a driver’s license or utility bill, will be required.

Acceptable items:

  • furniture
  • appliances
  • tires (maximum of four)
  • boards, trees and tree limbs (8 feet long max)
  • motor oil
  • oil filters

Not acceptable:

  • chemicals
  • paints
  • all batteries
  • anti-freeze

Please note: Before entering gate, all loads must be enclosed, covered or secured or your entry will be refused!

Small contractors can take their commercial waste/scrap debris to the landfill for a fee. Call the landfill at 469-626-4452 for information regarding commercial waste.

Public Works staff will be on site from 8 am to 2 pm only, handing out coupons to residents to enter for free. After 2 pm, although Public Works will stop handing out free coupons, you may provide a water bill from Richardson, Plano, Allen, McKinney or Frisco for free dumping, or pay to dump your refuse.

Major credit cards, cash and checks with a valid drivers license are accepted. Debit cards are not accepted. Call the landfill for more information at 469-626-4452.

It’s Time to Winterize your HOME

Winter is on its way, often bringing inflated utility bills that could make our blood run cold. Fortunately, there are some things before the big freeze that can make our utility bills decrease in price. Mostly are pretty simple and easy on the wallet but the result is astonishing.  So before the cold starts, let us start with the below tips.

Winterize 1: Inspect doors and windows for drafts-According to the U.S. Department of Energy, drafts can waste 5% to 30% of your energy use. Walk around the house with a candle preferably during windy day and see if there is some movements. If it swirls, it means there is an air leak. Properly seal the drafts by using a shrink wrap “no kidding” this can really help a room retain its heat as much as 55%. You may also want to check if windows need a fresh caulking.



Winterize 2: Checking on the Thermostat- The David Suzuki Foundation recommends automatically lowering your household temperature while you  sleep or are away at work, and bringing the heat back up when you wake or arrive home. With proper use, you’ll never notice the difference in temperature, but your bank account certainly will — you could end up saving more than 10 per cent on your home heating costs. You can also change your home heating and cooling preferences whenever you want with at-home display panels or on-line through your WiFi network by using an easy-to-use Energy Star certified options, like the new Ecobee Smart Thermostat


Winterize 3: Home Maintenance-Always keep a Home Maintenance Checklist. Who can remember every little things that needs some checking? So for sanity’s sake, make a check list and keep an eye on it. Sometimes its the little things that cause us too much.


Winterize 4: Make Sure the Gutters and Pipes are cleanedAll you need are some gloves and a ladder and you can do this by yourself unless you are afraid of heights. After removing all the leaves and other debris make sure to use a hose to spray water into the downspout to clear hard-to-reach obstructions. If the melting snow can’t drain, it will freeze in your gutters and thus clogged gutters can present a dangerous situation in the event of a snowstorm. You can also turn off the water from your outside garden hose spigots and drain the lines to prevent water to freeze inside which could lead to cracked and damaged pipes. 


Winterize 5: Invest on Insulation- Adding an extra Insulation might be a bit costly but it’s all worth the investment.  David Johnson, co-author of Green Remodeling: Changing the World One Room at a Time, says you can find out whether you have enough attic insulation by measuring its thickness in various locations throughout the coverage area. If you measure less than 20 centimetres of fibreglass or rock wool, or 15 centimetres of cellulose, you could benefit from additional insulation. Luckily, today there are many alternatives to the traditional pink fibreglass out there, and you can choose to insulate your house with eco-friendly cotton, recycled newsprint or soybean oil based products. North Texas Turkey Trot Race proceeds will benefit the Miracle League of Texas. Race includes a Miracle Mile, a 5K and a 10K race. Dogs can also get registered to participate but be prepared to clean up after your pet. According to the website, you can pick up packets for your entire family and those that are travelling to North Texas for Thanksgiving. Thanksgiving Holiday, according to wikipedia is a national  holiday celebrated primarily in Canada and the United States as a day of giving thanks for the blessing of the harvest and of the preceding year. It is celebrated on the second Monday of October in Canada and on the fourth Thursday of November in the United States. Several other places around the world observe similar celebrations. Thanksgiving has its historical roots in religious and cultural traditions and has long been celebrated in a secular manner as well. In order for us to have a great hassle free Thanksgiving, we have listed below some Thanksgiving To Do List to help out to have an enjoyable and organize holiday!!!

  • Make a  to-do list, listing all the little things you know that must have done prior to Thanksgiving. It is best to schedule time for each chore and indicate who will take care of that chore.
  • If you are ordering a fresh Turkey, do it now
  • Clean your refrigerator to make room for your Thanksgiving items.
  • Shop for non-perishable groceries on your shopping list.
  • Match up recipes with serving dishes and silverware.
  • Plan and make decorations, place cards, and wreaths.
  • Clean items that are needed as early as possible.
  • As appropriate, Check thawing time for frozen turkey.
  • Do major housecleaning and organizing.
  • Check your bathrooms and be sure to have extra paper goods and hand towels available.
  • Plan for any leftovers. Organize bags, containers, & wraps.
  • Chill beverages.
  • Shop for perishable items.
  • Clean vegetables and refrigerate.
  • Make all dishes that can be prepared ahead of time.
  • Preheat oven.
  • Cook turkey in oven according to recipe.
  • Microwave food to quickly reheat.
  • Cook last-minute vegetables.
  • Set out refrigerated dishes including condiments and salads.
  • Heat rolls and bread as needed.
  • Carve turkey.
  • Keep the oven on the lowest setting to keep foods warm until the meal is over.
  • Enjoy the dinner! Clear the table and serve dessert

Halloween to do Activity Check List 2015

Before we begin our Halloween to do activity check-list, let us first dig a little bit of history as to where it really came from. Halloween’s origins date back to the ancient Celtic festival of Samhain (pronounced sow-in).The Celts, who lived 2,000 years ago in the area that is now Ireland, the United Kingdom and northern France, celebrated their new year on November 1. Celts believed that on the night before the new year, the boundary between the worlds of the living and the dead became blurred. On the night of October 31 they celebrated Samhain, when it was believed that the ghosts of the dead returned to earth. In addition to causing trouble and damaging crops, Celts thought that the presence of the otherworldly spirits made it easier for the Druids, or Celtic priests, to make predictions about the future. For a people entirely dependent on the volatile natural world, these prophecies were an important source of comfort and direction during the long, dark winter.

1. Visit a pumpkin Patch and go on hayrack ride

– Looking for a great place to take your family to enjoy? Visit  Preston Trail Farmsand you’ll find animals on both sides and you’ll also find plenty of pumpkins off the vine. You could also experience to be up-close to a longhorn steer, and a chance to pet and feed the sheep, as well as goats and penned cattle. You can also do a hay ride and maze. Don’t forget to pick some few pumpkin to take home so we could curve them.


2.Paint and carve pumpkins and have an awesome Jack-O-Lantern

-Let us start with choosing a right pumpkin to curve. Choose one that is fresh , with no bruises, sturdy stem and has a flat bottom so it won’t roll. Then, you will need a boning knife to cut out the lid. Thirdly, scoop out all the pulp like an ice cream. Now time to carve, make up and down slices  as it looks best, we can also buy a pumpkin-carving kit with a 4-in-1 tool, a scraper tool, a saw, a drill, a pounce wheel, and 14 patterns ($4.99;

4. Have a bonfire and roast marshmallow


5.Make a caramel apples
